You need to know

Foreign buyers are welcome to own property in Mexico, but because the Riviera Nayarit and Puerto Vallarta fall within the restricted zone (50 km from the coast), Mexican law requires one extra step:

To purchase property in these areas, foreigners must use a bank trust, known in Spanish as a Fideicomiso. Through a Fideicomiso, you enjoy the same rights of ownership as any Mexican national, including the ability to sell, rent, remodel, inherit, or finance the property. As part of the purchase process, we will guide you through this seamless process.

You can choose to hold your rights under your own name(s), in a U.S.-based revocable trust, an LLC, or a corporation, whatever works best for you. With the proper structure in place, owning your dream property in the Riviera Nayarit or Puerto Vallarta is safe, legal, and straightforward.
